**The Role**
As a part of the Real Estate Transactions & Analysis Team, this position provides professional leadership in managing the acquisition and/or disposition of real estate for all types of leased and owned real properties across the U.S. for a leading telecommunications company. The successful candidate will have extensive experience in land acquisition and disposition, and a thorough understanding of the real estate site development process. You will be responsible for identifying, evaluating, and negotiating land acquisition opportunities and managing all aspects of the acquisition process through closing. You must have excellent communication and negotiation skills and be able to work well in a team environment with multiple disciplines. In addition, you must be well-versed in zoning, sub-division, land use regulations and entitlements, and project feasibility. This is a fully remote position open to candidates based anywhere in the U.S.
The Main Responsibilities
Portfolio Analysis
o Assist with the review of the real estate portfolio to identify and drive potential savings and to support revenue opportunities
o Provide real estate market information and data reports to develop market strategy
o Translate the strategic plan into an implementation plan to define transactional work
脗路 Site Acquisition and Portfolio Monetization
o Manage multiple site acquisitions, lease renewals, and disposition projects
o Determine the need to employ external consultants based on the size and complexity of the transaction
o Coordinate the negotiation and contract process by interfacing with internal departments
o Develop proposals and LOIs with competitive, market driven financial terms
o Evaluate site alternatives for quantitative and qualitative benefits
o Collaborate with decision makers to drive results
o Negotiate key business terms in contracts to support operational efficiency
脗路 Contract Management
o Resolve contractual disputes with internal teams and resolves issues to timely complete transactions
o Seek solutions to landlord/tenant disputes to conform to lease obligations
脗路 Report Generation, Tracking and Relationships
o Manage and convey key transaction dates for peer departments and internal customers
o Obtain and track recovered amounts for cost savings, sale proceeds or cost avoidance
o Establish cooperative working relationships with internal and external stakeholders
What We Look For in a Candidate
Basic Qualifications, Skills and Education
脗路 Five or more years of experience in site acquisition, land development or disposition services.
脗路 Proficient knowledge of MS Excel, MS Word, Power Point, AI technology, and other software.
脗路 Ability to multi-task, set priorities, maintain a high level of attention to data/results.
脗路 Detail oriented and ability to meet deadlines.
脗路 Ability to work independently, as well as part of a team.
脗路 Strong organizational and analytical skills.
脗路 Strong oral and written communication skills.
脗路 Bachelor’s degree in business, finance, engineering or other business field.
Preferred Qualifications, Skills and Education
脗路 Professional designations such as JD, MBA, CCIM, CPM, MCR, PMP
脗路 Prior experience with a Site Acquisition company, Title Company, or Land Developer
Compensation
The starting salary for this role differs based on the employee’s primary work location. Employees typically do not start at the top of the range, though compensation depends on each individual’s qualifications.
Location Based Pay Ranges
$80510 – $107340 in these states: AR, ID, KY, LA, ME, MS, NE, SC, and SD.
$84740 – $112980 in these states: AZ, AL, FL, GA, IN, IA, KS, MO, MT, NM, ND, OH, OK, PA, TN, UT, VT, WV, WI, and WY.
$88980 – $118630 in these states: CO, HI, MI, MN, NV, NH, NC, OR, and RI.
$93210 – $124280 in these states: AK, CA, CT, DE, DC, IL, MD, MA, NJ, NY, TX, VA, and WA.
As with the pay range variety that’s based on the region of a country, specific offers are determined by various factors such as experience, education, skills, certifications and other business needs.
